Rate per sqmNoida circle rates are set by the Noida Authority (New Okhla Industrial Development Authority) and the Uttar Pradesh state government. These rates define the minimum value at which any property in Noida can be registered.
Unlike most cities where rates are area-based, Noida circle rates depend on two factors:
1. Sector Category (A, B, C, D, or E) — based on location, infrastructure, and development level
2. Road Width — wider roads command higher circle rates
This calculator covers 160+ sectors across all 5 categories, plus commercial and industrial zones.

Frequently Asked Questions
Circle rate (also called guidance value) is the minimum property value set by the UP government for stamp duty calculation. In Noida, rates vary by sector and road width — from ₹40,000/sqm in emerging sectors to ₹1,19,000/sqm in premium sectors like 14, 14A, 15A, and 44.
Noida circle rates depend on two factors: (1) the sector category (A through E based on development level and location), and (2) the width of the road the property faces (12m, 12-18m, 18-24m, or above 24m). Wider roads and premium sectors have higher rates.
Noida sectors are classified into 5 categories: Category A (Premium — Sectors 14, 14A, 15A, 16-18, 30, 35-39, 44, 50-52, 94, 124), Category B (Mid-Range — Sectors 15, 19-29, 31-34, 37, 40-41, 46-49, 53, 55-56, 61-62, 82, 92-100, 105, 108, 122), Category C (Developing), Category D (Emerging), and Category E (Standard — Sectors 1-12, 70-79, etc.).
In Noida (Uttar Pradesh), stamp duty is 7% for male buyers and 6% for female buyers. Joint ownership attracts 6.5%. Registration fee is an additional 1%. Women buyers may also get ₹10,000 rebate. Stamp duty is calculated on the higher of circle rate value or declared transaction price.
Properties on wider roads are considered more valuable due to better accessibility, visibility, and commercial potential. The Noida Authority classifies roads into 4 categories: up to 12m, 12-18m, 18-24m, and above 24m. Each wider category adds approximately 5% to the base circle rate.
Category A sectors have the highest rates: Sectors 14, 14A, 15A, 16, 17, 18, 30, 35, 36, 38, 39, 44, 50, 51, 52, 94, and 124. These range from ₹1,03,000/sqm (12m road) to ₹1,19,000/sqm (above 24m road).
Category D (Emerging) sectors have the lowest rates: Sectors 66, 102, 138-141, 145-150, 158-167, NEPZ, and Noida Phase 2. Rates range from ₹40,000/sqm (12m road) to ₹46,000/sqm (above 24m road).
Yes, the government offers a 2% relief per floor on high-rise apartment buildings (4+ floors), up to a maximum of 20%. This means apartments on higher floors have a slightly reduced circle rate valuation compared to ground-floor or lower-floor units.
Yes. For the first time in 9 years, the UP government has proposed a 20% increase in Noida circle rates starting FY 2026. Greater Noida and Noida West may see a 25% increase. Additional charges for metro proximity (+5%) and expressway adjacency (+7.5%) are also proposed.
